Montibello is hot(ter). Full disclosure Rhonda and I have lived (Sentinel Post Road) in Montibello for nine years – we love it! Montibello is one of Charlotte’s classic neighborhoods like a Myers Park, Barclay Downs or Mountainbrook – a favorite of the south Charlotte locals! I hesitate to say native because there are so few native Charlotteeans…we are a relocation mecca! But I digress…

I found these really interesting real estate statistics on Montibello home prices. Good news the average selling price is almost back to $500,000. After a year of falling prices our neighborhood average home price has bounced back significantly from a low of $442,688 (June 2012) to $495,099 (July 2012)…but here’s the kicker SUPPLY of homes for sale is at pre-housing crisis (2008) levels. Right now Montibello has a 4.7 month supply or 12 homes for sale (the last two years Montibello has averaged a 9.4 month supply and about 20 homes for sale at any given time) Right now August 2012 we’ve got about half as many homes for sale as normal.

This does not mean you should run out into the yard yelling at your husband to STOP cutting the lawn because we’re going to SELL! But it does mean that if you’ve been thinking about selling your Montibello home this might be a good time to do some homework.

A great place to start is with a really cool new tool the Montibello Home Value eValuator – it’s an easy, accurate even fun way to get an idea of what your Montibello home is worth. Try it here http://montibellohomevalue.com/

Oh and should you decide to sell – we’re looking for three homes to make a movie about – just give Rhonda a call she knows how to get the most for your Montibello home after all WE live right around the corner – maybe you know our dog Blaze!
